First-Time Builder Walkthrough: Fine-Tuning a Custom Home Before It’s Too Late

A builder working on his first, of many investment properties, wanted to make sure his custom home would feel as intended in a high-end neighborhood. By the time he discovered Walk Your Plans, construction had already begun, but he had a few concerns he wanted to explore before it was too late (or too expensive) to adjust.

A builder and designer collaborating to ensure the tub placement felt perfect in the space.

During the walkthrough, he realized the freestanding tub in the primary bathroom didn’t feel right. Rotating it 90 degrees immediately solved the issue, far easier now than after plumbing and tile were installed.

Another concern he had was about the size of the primary suite. Using full-scale projection, we placed a king-size bed, end tables, a dresser, and a chair. Seeing it at full scale confirmed the suite still felt spacious and grand, exactly as intended.

Impact

While the walls were already up, addressing these issues now prevented costly rework later. The builder left relieved and wished he had done the walkthrough earlier, but grateful for the opportunity to adjust critical areas that were still fixable.

Bottom Line

Even after construction has started, full-scale walkthroughs give builders and clients confidence that spaces will function and feel as designed, saving time, stress, and potential costs.
